I’m a realtor and I’m offering a trip to Hawaii + $1,000.00 in closing cost on me, if someone uses me as there reatlor to buy or sell. I’m not getting any response, why? Remember, using a realtor to buy a home you pay them no fee!

it’s a matter of simple supply and demand. there is an abundant supply of homes for sale, and it’s harder for potential buyers to get loans. therefore, more homes sit unsold. this is especially the case in hawaii, which has a very high cost of living and real estate values have plummeted.

I would like to get some suggestions here. Here’re the criteria I have here and planning on relocating from Hawaii to another state in the US:
1. Not too far away from Hawaii.
2. Great public schools, Kindergarten to High school.
3. Affordable housing.
4. Not too hot during summer time, under 80 F, not too cold during winter, above 40F.
5. Lots of Information Technology Jobs.
6. Great Chinatowns.
7. Not much natural disaster.
I ran these criteria on the web, and each site provides different results. Please help if you have time.
Does anyone know if there’s such kind of consoler whom provides service telling you which state could be potentially the best state to move to based on personal criteria? Is there like a national realtor whom can do this instead of me going to each individual state and research? Thanks!

You posted this question in, "Search Engine Optimization," so I’m assuming you’re talking about SEM advertising.
If you’re using PPC to let people know about this, I would guess it is a matter of your landing page not working. Some quick tips for that:
1) Don’t let people link out to other areas of your site without filling out the contact form. You don’t want to make it easy for interested prospects to NOT contact you.
2) Keep everything above the fold – don’t create a page that scrolls down for two miles, and especially don’t put that lead gen form below the fold.
3) Avoid too much text – people hate reading. Get them the offer up front, the promise of more information when they submit the form, and pictures of these great houses you have on those great Hawaiian beaches. Over pitching them on the landing page will make them nervous and dirve them away.
If you’re talking about SEO, you need to create content pages with the same emphasis on filling out the lead form, and targeting the keyword phrases that get people to your site in the first place.

I’m a realtor and I’m offering a trip to Hawaii for two +1,000.00 in closing cost paid by me. I have advertised this in the paper and have not received one call. Why?
Well, I would never have advised you to run such an ad because it makes you look desperate for business. You could have competed by offering a lower commission, rather than resorting to this tactic. I believe individuals would think there is some sort of catch or that maybe your commission is higher than most realtors in your area.
I have found that the most effective marketing is done through community involvement & sponsorships. Get known as a friend of the community and business with eventually follow, but it does take some time.
The last thing to consider is that your industry is showing signs of a slow down. You could be in for a rough couple of years.
