Hi there,
Do you have an agent listing your property? I ask because buyer’s agent’s will not show your house unless you offer a commission. If you are not using an agent you should include the commision amount you will pay a buyer’s agent on all of your advertisements (I’d say 3% commission to buyers agent would get you some showings).
If you already have an agent, I would be interested in finding out how many comparable properties in your area have sold recently and how many are currently on the market. Maybe the fair market value is reasonable, but there aren’t enough properties in your area to compare it to.
I really don’t think the buyers’ prequalification is really the issue. The best place to put your house on the market is the MLS, so if you don’t have an agent, your house will not be on the MLS. (But again, I don’t know if you have an agent or not).

We are wondering what will go on during the inspection. We will be home, since all of our personal property is here. Is the inspector allowed to move our furniture and take the stuff out of our closets? The realtor just told us that we have to have "all areas of the house accessible" and that they will be here from 10:30 am until 2pm. The realtor and owners have had no respect for our family through this process and I want to make sure we are not taken advantage of because we are not knowledgeable about this process. We live in Hawaii if that makes a difference.
An inspection can take up to 4 hours. All systems of the house will be inspected; heating, air conditioning, attic crawl space, appliances, water heater, siding, roof etc. There shouldn’t be any reason to get into your stuff unless it is blocking access to something. I understand that it can feel like a violation of your privacy. Since you are going to be present it may help if you are helpful with any questions they may have. Inspections are painless. Good luck.
Last year, I visited Hawaii and fell in love with Maui! We looked into some timeshares at one of the big hotels there and our realtor was so wonderful and happy that I thought that might be the career for me.
I love the ocean. I always have. So, what better than a career where I can make money AND see the ocean every day? I would prefer something in which I could actually BE in the water… like a dolphin trainer or researcher or something but the pay range in those jobs is far too low. (25,000 a year WITH experience…)
What should I major in when I go to college if, in fact, I do decide to pursue a career in selling timeshares?
If not, what other job could I get in Hawaii? I was thinking about doing something like Art History because they have a lot of art galleries in Maui or majoring in Japanese because it’s such a big language there.
Basically, I just want to live there. It’s the most beautiful place I’ve ever been and the joy one can find there is unique.

Nursing and many healthcare fields, as well as teaching (math, science and special education) are in high demand here. Selling timeshares is a dicey business and I wouldn’t try to survive on it. You could start at Maui Community College and go from there (you can get an RN there).
Aloha!!! to everyone, I just recently received my license as a Realtor in the State of Hawaii. I have been reading about Property Management. I actually thinking about doing mostly property management due the current state of the market. (For experienced PM’s: Exactly what headaches’ has anyone encountered as property managers? What problems did you have? What are the pro and cons? The typical charge for a PM is about 50-70% of one months’ rent to obtain a tenant, then about 8%-12% monthly to manage, right? Just wondering what problems that you ran into. I’m seriously considering going into that market. Your opinion would be most helpful.) I am trying get a insight on what or how the average PM days are like. Does matter how much reading you do or research, having a variety of opinions seems most helpful concering certain subjects. I would certainly take Property Management over Property Sales these days. Sales are looking gloomy and probably will be for atleast a year or 2.
You have the charges right. The most common seems to be 50%/first month + 12%/other months. But the local market in Hawaii may be different… I’d check out the competition to get a feel for what they charge.
The biggest pain is renters who don’t pay. Kicking them out is a HUGE pain. And You’ll want to know the laws in Hawaii about kicking tenants out…. and know them really well before you’re certain you want that responsibility. Some states are very renter friendly and let renters get away with crazy stuff before they must legally leave a house. ALWAYS check credit scores, that is your best gauge of a renter’s quality.
Maintaining the properties isn’t bad as long as the owners are pleasant to deal with. You simply hire the workers to do the job and take the expenses out of the rent. It’s easy to do since you get the rent check before sending any $$ to the owner.

I dont know how to do lease or buy property. I know i will need a realtor. I was hoping to buy some forclosed property to be rented out. Does anyone have tips or thoughts as to the best way to go about doing this. Also can i pay someone to manage the property while i am in away? I just think this would be a great way to get a tax break, invest some money and have something to come home to when im done with the army. I bascally want someone to help me shop for a property and help managing when im away.
I don’t think Catherine understands your question, you don’t want to lease a house for yourself to live in correct?
You want to buy property that you can rent out and build equity? If so, this is a tought thing to do without assistance in the area. If your family is willing to assist you and you can make positive cashflow, then go for it. Being out of the area and not owning your own time can be hard for someone in your position. However, if the numbers work out and you have local family and you hire a property managment company to deal with all the day-to-day items, then go for it.
