The new vacation club program pays maximum direct sales commissions of just $200 for the first year. Resorts360 claims that marketers could make additional commissions when their members renew for an additional year. Historically, the drop out rate for MLM programs like Resorts360 is over 95%. The overwhelming majority will not renew and $200 will be the total earnings. Major competitors pay $1000 commissions, and like Resorts 360, they offer passive income through perpetual leverage compensation plans.

We are planning a trip to Honolulu next summer. I would like to rent a condo for a week as it would give us more room and would be more cost effective. It needs to be on a swimming beach within a comfortable driving distance of Waikiki Beach. I wouldn’t mind staying on Waikiki but it seems so crowded these days. We also need info on the best day trips to the Lava National Park. Insiders’ help on Hawaii would be greatly appreciated. We are flying from Orlando. When is the best time of day to leave and arrive for the best jetlag experience? I have been to Hawaii before but my son and husband have not and it’s been a long time since I was there. I flew during the day and arrived about 5pm Hawaii time – just make sure you set your watch to hawaii time when you take off, and don’t go to bed until your normal bedtime hawaii time! Thats the best way to avoid Jetlag!

I’m trying to evaluate whether it would be cheaper to rent a condo for 5 days or pay per night in a B&B. If B&B, any options for one in Waikiki that’s close to International marketplace?
Absolutely a condo, there won’t be any B&B’s nearby the International Marketplace but oodles of condos @ prices better than hotels. Drop me a line for further help.

A good web site is: www.vrbo.com. You can see pictures of condo units and read reviews by people who have stayed there. It is usually better to book a specific unit ahead of time and you can do this by contacting the owner listed on VRBO.
There are many condos that allow you to reserve a unit in the same way as a hotel. For example, Outrigger manages a number of condos. In that case, you don’t see the specific unit until you arrive and then you can possibly switch to a different unit. However, you’re less likely to get a high quality condo that way. It will just depend on what’s available.

I hold a mortgage on a 3 unit house in Maine. My brother holds a mortgage on a 1 br condominium in Hawaii. We desire to swap these properties. I will then assume a mortgage for the 1 br condo in Hawaii and live there and my brother will assume a mortgage for the 3 unit house in Maine and live in one of the units there. The 1br condos are selling for 400,000 in Hawaii and the 3 unit house in Maine are selling for 200,000. We desire to minimize our capital gains and out of pocket expenses as we really just desire to trade the properties plain and simple.
If my assumption is correct that neither of you live in the properties, you can do a 1031 exchange on them to minimize or eliminate the capital gain either of you have to take.
You need an attorney. Lots of math is involved here.
I am confused about leaseholds and renegotiation dates. I want to but a studio condo on the big island of Hawaii in Hilo, but I don’t want to spend 50,000+ if I don’t really own it or might not get to keep it in 15 years.
